Technical Due Diligence

Environmental Due Diligence

It is crucial to fully understand environmental risks before making decisions about purchasing or investing in new property. We will thoroughly examine all environmental aspects of the real estate and assess potential risks. Our team will investigate and quantify significant risks in detail. Additionally, we will provide practical advice on addressing deficiencies and estimate the associated costs.

Comprises site visit, records review, regulatory review, geologic and hydrogeologic review, historical data review and preparation of the report. It is performed to determine actual condition and whether environmental contamination is likely to be present at a property which may result in future environmental liability.
Involves the use of site sampling to make an initial assessment of bearing capacity of the soil in the development area as well as to confirm or deny any suspected contamination identified in Phase I. It is a comprehensive study to fully characterise the nature and extent of contamination at a property. Typically comprises site characterisation, risk assessment, and, in the event of contamination, recommendations for further in-depth investigations.
The need to proceed to Phase 3 of the environmental audit depends on the results of the previous phases. The goal of this phase is to conduct in-depth studies to determine the nature and extent of contamination on the property as well as extended bearing capacity testing for design purpos. The Phase 3 report typically includes recommendations for remediation technologies along with an estimate of the investment required to achieve compliance with environmental regulations.
